To Sell
We Can Acquire the Portfolio Itself
You do not have to "sell a company" to have something valuable. In fact, if you manage 10–150 homes and want to retire, simplify, or stop handling day-to-day management, we can evaluate the recurring client relationships you've built.
Unlike a national roll-up, Stripe is a hands-on operator — we manage our own doors across the DC metro every day, so the transition is run by people who understand the operational side of the business you built.
The Legacy Transition
Built for owners who want real cash on day one without walking away from the value of what they built. Specifically, that means a defined purchase price, paid through closing cash, a seller note, and ongoing participation as clients stay retained.
Cash at Closing
Meaningful cash the day the deal closes — a defined, guaranteed piece of your purchase price, no waiting on performance.
Closing DaySeller Note
The core of your purchase price, paid over 36 months at a fixed rate — defined and amortizing, independent of how retention performs.
Defined PayoutPortfolio Participation
Upside tied to how well the transition goes — paid only on revenue that actually stays retained after the handoff.
Aligned UpsideIllustrative structure only. Actual terms are determined after diligence and are subject to legal, tax, licensing and transaction review. This structure assumes security deposits and other liabilities are fully funded, documented, and transferred separately from purchase consideration — not netted against it.
Illustrative Portfolio Valuation
Use this to run a sample calculation and get a rough estimate of what your portfolio could be worth — adjust the numbers below to reflect your own doors, rent, and fees.
Is Your Portfolio a Fit?
Every portfolio is evaluated individually. Therefore, a "needs closer look" item is a diligence flag, not a disqualifier.
How the Transition Works
Share basic portfolio metrics and what you want from an exit.
Our team learns about your clients, contracts, staff, systems and transition timing.
You'll receive one or more proposed ways to structure the purchase.
We verify revenue, retention, agreements, accounting and liabilities.
Attorneys document the agreed assets, obligations and transition mechanics.
Warm introductions, owner communications, records and systems move to Stripe.
Closing consideration and any seller note / participation are paid per the agreement.
What Sellers Usually Want to Know
Do I have to sell my LLC or entire company?
No. In many cases the transaction can focus on selected assets and the management portfolio rather than the entity itself. The final structure depends on legal, tax, licensing and diligence considerations.
What if some of my owners do not transition?
Retention is part of the underwriting. Our preferred structures can tie a portion of the consideration to collected revenue from retained transferred clients so neither side is pretending every contract is guaranteed to stay forever.
Can I keep my real estate sales business?
Potentially, yes. For brokers and agents who want to leave property management but remain active in brokerage, we can evaluate a portfolio-only transition.
How do you value a portfolio?
Recurring management revenue is a starting point. We also evaluate normalized contribution profit, per-door economics, historical retention, client concentration, contract terms, accounting quality, staff requirements and transition risk.
Is the conversation confidential?
Yes. Initial discussions are intended to be confidential, and formal confidentiality documentation can be used as the process advances.
Find Out What Your Portfolio Could Be Worth
You do not need a formal business-for-sale package. Start with the basics and we can determine whether there is a fit.
This website is for general informational and business-development purposes only. In other words, nothing on this site is an offer to purchase any business or asset, a valuation opinion, a securities offering, or legal, tax, accounting, investment, or brokerage advice. Illustrative payout structures — including any cash, seller note, or participation components — are examples only and are not commitments or guarantees of value, return, or continued payment.
Furthermore, any transaction, including the transfer of client trust or security deposit accounts, is subject to diligence, definitive agreements, and applicable real estate licensing, brokerage, and regulatory requirements in Washington, DC and Maryland.
