What does it actually cost — and are there hidden fees?

Two fees. That's it. We're transparent about this because we believe investors deserve to make decisions with full information — and because we have nothing to hide.

  • 8% of gross monthly rent — covers full day-to-day management, tenant communication, maintenance coordination, reporting, and compliance
  • Tenant placement fee — charged once when we place a tenant; covers marketing, full screening, lease execution, and move-in coordination

I'm a syndicator — can you be the operator behind my deals?

Yes — and this is exactly where we're built to perform. Managing a single rental is one thing. Being the operational backbone for a syndicator with multiple assets, each at a different stage, is a completely different challenge that requires real systems, real construction capability, and real accountability.

We can serve as your on-the-ground operating team in the DC metro market — consistent reporting, coordinated maintenance, and asset-level performance tracking across your portfolio. If you're raising capital, we're the operator your LPs can trust.

We keep it simple. Most owners are fully operational within two weeks. Here's the full process:

Where do you operate and how well do you know the local market?

We're based in College Park, MD and operate throughout the entire DC metro area — Prince George's County, Montgomery County, Washington DC, Northern Virginia, and surrounding Maryland counties. This is our backyard. Our founder was born in Silver Spring and invests here personally.
